Planning applications

There are a number of current planning applications in Selling which you may be interested in and wish to comment on.
The most significant of these is 25/501022 – the erection of up to 90 dwellings on land to the east and west of Selling Road.
Although the decision to approve or refuse the application will be made by Swale Borough Council, the parish council is a consultee, as are local residents.
The parish council will be discussing this application at its meeting on Thursday 17th April, which is the date comments are due. All residents are welcome to attend and observe the discussion. We would also encourage all residents to view the application here and submit comments using the online portal here.
If you wish to object to the application it is best to do so on ‘material grounds’. These include things such as:
- Design/appearance and visual impact
- Layout/scale/density
- Cumulative impact
- Ecology/landscape/effect on a conservation area
- Effect on a listed building/protected tree
- Adequacy of parking
- Traffic generation
- Access/highway safety
- Loss of privacy
- Loss of daylight
- Noise/smell/dust/pollution
- Health/health and safety
- Crime (and fear of)
- Economic impact
- Government policy
- Previous planning decisions
The following are not material grounds and are unlikely to be taken into account:
- The applicant’s identity/background/circumstances
- Ownership of the land
- Loss of private view
- Loss of property value
- Loss of trade/increased competition
- Strength or volume of local opposition
- Moral issues
- Building regulations
- Restrictive covenants
